Decades in the making, Station Hill is transforming Reading. This £850 million mixed-use development is driving the town’s ambition for regeneration, creating a new focal point that blends business, residential, and community spaces. Seamlessly connecting the refurbished Reading Station and the Elizabeth Line with the town centre, to reinforce Reading’s position as a thriving Thames Valley hub.
Since 2018, we have advised Lincoln MGT on communications, ensuring a strategic and cohesive approach across media and stakeholder engagement. Our role involves navigating complex planning sensitivities while supporting commercial objectives. We have overseen key moments from planning consent to development milestones, promoted sustainability, and provided crisis management during high-profile site challenges.
Station Hill is setting a new standard for Reading, with tangible results already visible. Nearly 600 Build-to-Rent homes have been delivered at Ebb&Flow, which has quickly become a sought-after, award-winning residential destination, named the ‘Best Place to Live in Reading.’ Some 275,000 sq ft of office space has been brought to life at ONE Station Hill. ONE Station Hill, Reading’s first speculative office building, achieved around 45 per cent pre-let before completion, attracting major tenants like PepsiCo, PwC and NewFlex as well as retailers including Kawai and Notes Coffee.
Children and teachers from local primary school, Civitas Academy, have visited Station Hill to learn more about the development and get hands-on experience with some of the technology used on the project, as well as creating rubbings of various materials used in the construction of ONE Station Hill. Station Hill has also hosted the UK-wide ‘Pathways to Property’ Summer School in conjunction with international architectural practice, Gensler, through which talented students aged 16-18 from schools and colleges across the UK and from backgrounds not always traditionally associated with real estate are able to experience the property sector first-hand.
In addition, two acres of public realm are now open as part of the development providing a ‘front door’ to Reading and linking the mainline station with the town centre. A main square has been created adjacent to ONE Station Hill which will become a major destination where people can meet and relax, acting as focal point for pedestrians and helping to drive footfall between the station and the town centre. Pathways flow around the central area of the square showcasing the ‘Seed’ sculpture and a playful water fountain feature. A new pedestrian bridge link has been created over Garrard Street and the public realm offers seating areas set within generous planting – including a pocket park – where members of the public can meet and relax.
